Dorset Cottage Holidays, the largest independent holiday letting agency in Dorset, reports that increasing regulations and upcoming tenancy reforms are causing landlords to shift from long-term rentals to holiday rentals. Effective May 2026, these reforms will make assured tenancies periodic, abolish no-fault evictions, and extend eviction notice periods. Blake Langhorn, a property manager at the agency, notes a marked increase in inquiries from landlords reconsidering their options due to the complexity of compliance. The agency, managing nearly 100 properties, warns that these changes could significantly reduce traditional rental availability in the region.
