The recent rental reforms aim to enhance tenant protections while balancing landlord interests. Key changes include the prohibition of “no fault” evictions via Section 21 notices starting May 1, 2023; landlords must instead use Section 8 notices with legal grounds for eviction. All tenancies will automatically become periodic, allowing tenants to terminate leases with two months’ notice. Rent increases are now limited to once a year, with a two-month written notice required. Tenants also gain rights to request pets, while landlords can only demand a month’s rent in advance. These changes significantly alter the private rental market dynamics.
